Our Terms          

Reservations for short-term holiday accommodation are accepted by Indah Stays (Booking Agent) as the agent for the Owner of the Property. The following Terms and Conditions apply to all bookings:

Rental Contract 

The rental agreement pertains to the Property's Owner and the Guest who has made the accommodation booking, and it is governed by the terms and conditions outlined herein. The accommodation contract will come into effect only upon the Booking Agent's issuance of written confirmation to the Guest. The Guest acknowledges that the Booking Agent acts solely as the Booking Agent for the Owner and not in a principal capacity.

Deposit and Booking Confirmation

Upon submitting a booking request, Indah Stays will respond by granting the Guest approval to proceed with the booking and will provide payment instructions. The accommodation booking will be confirmed by the Booking Agent only after the receipt and clearance of the Guest's deposit payment, which should amount to 25% of the total booking cost and should be settled within 48 hours to secure the reservation.

In cases where the accommodation booking is made within 60 days of the proposed holiday's commencement date, the full payment for the Property will be required upfront.

Final Payment 

The full balance of the accommodation charges is required 60 days prior to the Guest's arrival. Once the booking is confirmed, the Guest becomes liable for the full balance of the accommodation charges. In the event that the full balance is not paid by the required date, the Booking Agent will make efforts to contact the Guest. However, if no response or payment is received, the Booking Agent reserves the right to cancel the booking, and the deposit will be forfeited.

Changes to Bookings 

For reservations arriving more than 60 days in advance, changes to arrival dates are permitted. However, for reservations scheduled to commence within 60 days or less, any amendments involving changes to arrival dates are considered cancellations and will be subject to the cancellation terms mentioned below.

Cancellations 

For reservations scheduled to commence within the next 60 days, please be aware that all payments made are non-refundable.

However, if your booking is arriving more than 60 days in advance, the following options are available:

  1. Guests’ payments will be refunded, minus a $100 cancellation fee.

  2. Alternatively, the full amount paid can be retained as credit for future use, with no cancellation fee applied.

To ensure you are protected against unforeseen circumstances, Indah Stays recommends that the Guest consider purchasing comprehensive holiday cancellation and protection insurance from a reputable provider. This insurance will cover potential incidents like accidents, illness, or other matters beyond your reasonable control.

Guests Numbers 

The Guest must ensure that the Property is occupied by no more than the number of persons stated in their application or as confirmed in the booking, whichever is less. The Booking Agent and Owner retain the right to refuse occupation of the Property to the Guest if the condition on the number of people intended to occupy the Property is not observed.

Security Bond

When you pay the security bond, you acknowledge your responsibility for covering the cost of any breakages or damages that may occur during your stay. We kindly ask you to report any issues to the Booking Agent promptly, ensuring that necessary repairs can be made in a timely manner prior to the next Guests. 

The security bond also serves to address situations that require extra cleaning beyond the standard cleaning time required for that particular property, or instances of non-compliance with our Terms and Conditions. This includes using the property for events, leaving the barbecue unclean, causing excessive noise, or bringing a pet to a property that isn't pet-friendly (which is strictly prohibited).

After the property has been inspected and cleaned, the bond will be refunded to your nominated bank account or credit card based on your chosen payment method. This process may take up to 7 days to complete, and you will receive an email notification once the bond has been refunded. Your understanding and cooperation in safeguarding our holiday homes are greatly appreciated.

Keys 

Guests are entrusted with the responsibility of ensuring the safe return of all keys provided to them at the end of their Booking. In the event of any lost keys or if keys are not returned by the Guest during the Booking period, the Booking Agent retains the right to impose charges on the Guest. This charge may encompass the cost of replacement keys or, when necessary, re-keying the locks at the Property.

Should a Guest accidentally lock themselves out of the Property during their stay, a $100.00 call-out fee will be applicable. This fee covers the cost for the Booking Agent to attend the property with replacement keys. In cases where the Booking Agent is unavailable, a locksmith will be summoned at the Guest's expense to resolve the situation.


Bins
 

Guests are responsible for ensuring that all garbage and recycling are correctly disposed of. Bins should be placed out for collection on the specified bin collection day or on the day of departure. Failure to do so will result in a fee of $70.00 to cover the cost of tip disposal.

Check In and Check Out 

The standard check-in time is 2 pm on the first date of your booking, and check-out time is 10 am on the last date of your booking. If you need to request a variation to these times, please do so at least 48 hours in advance, and it will be subject to approval by the Booking Agent. Please be aware that additional charges may apply for these variations. If you check out late without prior approval, you will be charged a fee that adequately compensates the time required to make adjustments, reorganisation, and for the cleaners time as they wait.

In the case of consecutive bookings, where one Guest checks out and another checks in on the same day, the Booking Agent reserves the right to delay the check-in time until 4 pm on the day of arrival. However, the Booking Agent will make every effort to accommodate a late check-out until 12 noon on the day of departure in such instances.

Property Description 

All the Property information provided on the Booking Agent's website is believed to be accurate at the time of publication. However, Guests should be aware that details are subject to change without notice. The Booking Agent cannot be held responsible for any modifications to the Property or its components, as such changes may occur beyond the reasonable control of the Booking Agent. This includes, but is not limited to, damage resulting from extreme weather conditions, appliance malfunctions, electrical or plumbing issues, pest infestations, or any act or omission on the part of the Owner causing loss that might lead to losses, accidents, or injuries to the Guest or other occupants.

Right to Refuse or Revoke Bookings

The Booking Agent, along with the Owner, reserves the right to refuse or revoke any reservation/booking at any time, whether before or during the accommodation period, if any act or omission by the Guest or a breach of the Terms & Conditions is considered serious enough to justify refusal or revocation.

Property Availability

In the event that the Property becomes unexpectedly unavailable due to unforeseen circumstances such as fire, damage, sale of the property, or any other unexpected occurrences, the Booking Agent will promptly notify the Guest. The Booking Agent will make every effort to assist the Guest in securing alternative accommodation of a comparable value and standard.

However, if it proves impossible to find suitable comparable accommodation for the period of the original Booking, the Booking Agent will refund the full accommodation fee. The Booking Agent's responsibility is limited to offering accommodation of the same value as the existing Booking, with any additional charges being the responsibility of the Guest. This ensures that the Guest's stay is not unduly disrupted due to unforeseen circumstances while preserving the value of the original Booking.

Guest's Obligations

During your stay, you are responsible for the Property. Please ensure it's well-maintained, leaving it in a clean and orderly condition when you depart, including all the items and equipment provided. Any additional cleaning, breakages, or damage that may occur during your occupancy will be your responsibility, and the associated costs will be deducted from your Guest Security Bond. If these expenses exceed the amount held as a Guest Bond, the Owner may pursue further charges through the Local Court. In the event of any damage or breakage, please promptly report it to the Local Agent, Booking Agent, or Owner.

Noise and Neighbours

Indah Stays wants you to have a delightful stay, and we kindly request that you remain mindful of noise levels, keeping them at a considerate volume throughout your visit. Our commitment to ensuring the comfort of both our Guests and neighbours is of utmost importance to us.

To maintain a peaceful atmosphere, we ask that there be no outdoor music or noise between 10:00 pm and 8:00 am. Noise complaints will result in bond deductions and, in severe cases, possible eviction.

Outdoor Fires 

Outdoor fires are exclusively allowed at properties equipped with a fire pit and solely within the restricted burning period in accordance with specific Shire regulations. Under no circumstances should an outdoor fire be ignited in the absence of a fire pit. As the Guest, it is your duty to verify the Shire website for the Fire Ban Period, which typically occurs between November and April, before lighting any type of fire.

In the event of an outdoor fire being detected during a Fire Ban Period or when no fire pit is available, the fire will be promptly extinguished, and your security bond will be forfeited in its entirety.

Smoking  

Smoking is strictly forbidden within all Indah Stays properties. Should smoking take place inside the property, the Guest will incur charges for deodorising the premises, professional cleaning of carpets and furniture, and any additional damages attributable to smoking on the premises.

Guest’s Property

All personal belongings, baggage, vehicles, and other property are at the risk of the Guest at all times. Neither the Booking Agent nor the Owner accepts responsibility for any loss or damage to personal property.

Lost Property 

Personal belongings left at a property can be returned to a nominated address for a shipping and handling fee of a minimum of $50.00. Items that have been located at the houses will be kept for a maximum of 30 days.

Pet Bookings: Terms and Conditions

Pets are only permitted at designated pet-friendly properties with the prior consent of Indah Stays and the property Owners. An additional accommodation charge or pet fee will be applied at the time of booking for pet-friendly properties.

To ensure a pleasant stay for all Guests, the following rules must be observed:

  • Control: Pets are to be kept under control at all times 

  • Supervision: Pets must not be left unsupervised or alone at the property at any time, as it is against the local Shire policy. 

  • Property Damage: The Guest is responsible for any damage caused by pets, whether inside or outside the property. Any additional cleaning required due to pet-related issues will be deducted from the Security Bond.

  • Furniture and Bedding: Pets are not allowed on bedroom furniture or bedding at any time. Cleaning charges will apply if such areas are soiled.

  • Cleanliness: Pets permitted inside should be cleaned and fully dried off before entering the property.

  • Personal Pet Items: Guests should bring their pet's bedding, food bowls, and other pet-related items to the property, as these may not be provided unless specified.

  • Pet Waste: Guests are responsible for the clean and sanitary disposal of pet waste.

  • Property Suitability: Some properties may have additional pet restrictions, which will be specified in the property features. Neither Indah Stays nor Property Owners can guarantee the suitability of the property for your pet's specific needs. It is the responsibility of the pet owner to ensure the property is appropriate for their pet's comfort and safety.
